What’s included in a property walkthrough?
Each walkthrough includes a comprehensive interior and exterior visual inspection. We check for visible issues such as leaks, heating or cooling inconsistencies, system failures, storm damage, and anything out of the ordinary. You’ll receive a detailed digital report with notes, photos, and follow-up recommendations after each visit.
Can you coordinate vendors or services on our behalf?
Yes. Vendor coordination is included in all membership plans. We’ll schedule and communicate with licensed, insured providers for services like HVAC maintenance, landscaping, housecleaning, snow removal, and more. We take the lead on logistics so your home stays in excellent condition. If a vendor requires someone to be on-site, such as for repairs or walkthroughs, our in-person time is billed at $75/hour.
Do you charge extra when paying vendors or purchasing items for the home?
Yes. A 10% handling and coordination fee applies to all vendor invoices and purchases made on your behalf. This covers our time spent sourcing, coordinating, paying vendors, and ensuring quality control—so you don’t have to worry about a thing.
What kinds of items do you purchase?
We often source and deliver items such as air filters, salt for water softeners, light bulbs, batteries, refrigerator parts, or other seasonal and home-specific supplies. All purchases are approved by you ahead of time and include the 10% handling fee.
What happens in the event of an emergency?
If there’s an unexpected issue such as a leak, break-in, or weather-related event, we respond as quickly as possible. Emergency or unscheduled visits outside of your plan are billed at $200 per visit, plus any applicable costs for services or repairs.
Can I request extra walkthroughs?
Yes. Additional walkthroughs outside of your regular membership are available at $150 per visit. These include the same detailed inspection and report you receive with your ongoing plan.
Do you offer custom pricing or one-time services?
Absolutely. If your property requires a unique plan or cadence, or if you’re simply looking for a one-time walkthrough, we’re happy to provide a custom quote. We also offer one-time property checks at $395 per visit.

We specialize in second homes, seasonal residences, luxury retreats, and high-country escapes. Whether you visit only a few times a year or regularly host guests, we provide the consistent, discreet, and proactive care your home deserves.
